Rentals
All bookings must be made in writing on the booking form supplied and are subject to the following terms and conditions:-
· The reservation deposit of £100/$150 per week is payable with the completed booking form.
· A provisional booking date must be made by telephone or email, and will be held for ten days pending receipt of your completed booking form and full deposit/payment, as appropriate. Once the ten days have expired, we will not guarantee to hold any dates until a deposit of £100/$150 per week is paid.
· The booking will be confirmed to you in writing on receipt of your payment. Once the booking is confirmed the deposit will be non-refundable but will be deducted from the full amount due. Please therefore make sure the property is booked before confirming any travel arrangements.
· The full balance for rental must be paid no later than 10 weeks prior to arrival date. No reminders will be sent. If paying by credit card, your card will be charged at this time. If payment has not been received by this time we reserve the right to cancel the booking and the deposit will be lost.
· If your departure date is less than 10 weeks away, the full rental balance will be due as soon as the booking is confirmed.
· KEY Estate Agents reserve the right to charge an administration fee in the sum of £25/$40 in respect of any amendment to a confirmed booking.
· You may cancel your booking at any time after reservation. All cancellations must be received in writing and are subject to the following penalties:-
· Up to 8 weeks before arrival date = Loss of Reservation Deposit
· 4-8 weeks before arrival date = 50% of rental amount
· 4 weeks or less before arrival date = 100% of rental amount.
· KEY Estate Agents will not be able to make any refunds other than those circumstances described above. We will, however, be very happy to provide proof of payment for your holiday insurance claims.
· All cancellations must be made in writing. However, we will make every attempt to assist in altering dates to suit.
· We reserve the right to cancel the holiday if payment has not been received in accordance with the clauses above.
· Where payment is made in $dollars, we reserve the right to refund in £Sterling.
· In addition to the rental charge a security deposit of £100/$150 per week is payable to cover loss or damage to the rental property and/or its contents and any excessive cleaning costs required other than those normally incurred in connection with the occupation of the property. Provided the property has been left in a condition deemed satisfactory by the local management company, the deposit will be returned in full within a time limited to 6 weeks following the end of the holiday rental period. You will be notified within 30 days of any charges made.
· Any telephone calls not made on a credit card or calling card will be charged to the security deposit.
· Check in time is 3 p.m. local time or later on the arrival date. Check out time is 10 a.m. local time or earlier on the departure date. Early arrival or late departure times may be available subject to availability. Additional charges may be applicable.
· The accommodation provided is only for the use of the persons named by the client on the booking form, sub-letting, sharing or assigning is strictly prohibited.
· When a booking is made the ‘Lead Name’ of the party guarantees that he or she has the authority to accept and does accept on behalf of the party the terms of the booking conditions.
· An adult must accompany any person under the age of 18.
· We will not be liable for any loss or injury resulting from the use of the property and pool.
· Swimming pools are dangerous and ours is not to be used by children without adult supervision.
· It is unlikely that we will have to make any changes to your holiday booking details, but on occasions this may be necessary. Our Villas are privately owned and therefore, if there are unforeseen circumstances, we reserve the right to change the rental address. A property of similar or upgraded standard will be substituted in as close a proximity to the original accommodation as is possible. If no alternative accommodation is available a full refund will be paid.
· KEY Estate Agents, its agents or homeowners accept no responsibility or liability for loss of personal items while staying in the property or after departure.
· Parents must at all times supervise children when using pool facilities and the facilities of the development.
· KEY Estate Agents, its agents or homeowners accept no responsibility or liability for failure of equipment in the rental property. After notification of equipment failure, the local Management Company maintaining the property in Florida will rectify the problem in a reasonable and timely manner.
· Force Majeure. KEY Estate Agents, its agents or homeowners does not accept responsibility for any cancellation, alteration or amendment to your booking brought about because of civil strife, riot, industrial dispute, natural or nuclear disaster, fire, flood, drought, terrorist activity, government action, political unrest, technical problems, adverse weather conditions, closure or congestion of airports, cancellations or changes to schedule by airlines or similar events beyond our control.
6. Travel Insurance
· WE STRONGLY RECOMMEND THAT YOU TAKE OUT HOLIDAY INSURANCE TO COVER UNFORESEEN CIRCUMSTANCES WHICH MAY NECESSITATE CANCELLATION OF YOUR HOLIDAY
7. Documentation
· At the present time travellers to the USA must hold a full 10 year passport, valid for a minimum of 6 months beyond the return date, at the time of departure. It is your responsibility to ensure that all documentation, including passports, visas and health certificates conform to current requirements and regulations for travel to the USA and KEY Estate Agents accept no responsibility for any delay or expense incurred through any irregularity in such documentation.
8. During Your Stay
· Whenever you leave the property you are responsible for ensuring its security by closing and locking all windows and doors and arming the alarm if applicable.
· KEY Estate Agents, its agents or homeowners will not be held liable for any loss or damage occasioned by any neglect on your part to ensure that the property is secure.
· Any Keys lost during your stay, must immediately be reported to the local Management Company maintaining the property in Florida, a charge may be incurred for replacement keys and locks.
9. Smoking
· For the comfort and safety of all clients and guests, smoking is not permitted in any of our Homes.
10. Animals and Pets
· Animals and Pets are not permitted in any of our Homes.
11. Complaints
· In the unlikely event that the client has any reason for complaint or dissatisfaction, they must contact the local Management Company maintaining the property in Florida immediately so that remedial action may be taken. Details of how to contact the management company will be found in the accommodation.
12. Data Protection
· ‘The Group’ means the Key Financial Services (Midlands) Limited Group of Companies.
Acceptance of these Terms and Conditions
All of our villas are privately owned. Therefore these terms and conditions of rental are a contract agreed between you and the owner of the villa. KEY Estate Agents act as an agent or intermediary only between you and the owner and will not be responsible for providing your holiday.
By placing a reservation with us you are deemed to have accepted our terms and conditions.
The following applies to all aspects of the use of this site and the use of your data
Data Protection
I/We acknowledge that the Key Group will process by computer or otherwise, information obtained about me/us, and also information which relates to any contract I/We enter into with the Key Group, and any associated businesses (“the Personal Data”). I/We consent to the Key Group using/disclosing the Personal Data to:
1. enable The Key Group and its representatives to manage my dealings with the Group,
2. bring to my attention to marketing information about the Key group,that may be
of interest to me/us and I/we understand that the Key Group may contact
me by post, telephone, e-mail, fax and any other appropriate means of communication
and that the Personal Data may be passed to other Key Group companies for marketing purposes.
3 where appropriate the Key Group may pass your details to an Independent who may contact you with details of their services.
I/We understand that I/we have the right to ask for a copy of the Personal Data in return for payment of a small fee and to require Key Group, to correct any inaccuracies in the Personal Data.

Thank you for selecting Plantation Furnishings as your home furnishings
provider. In order to provide you with excellent service, we would like to
familiarize you with our company policies associated with your purchase. Should
you have questions concerning our policies; please discuss your concerns with
your sales representative. We appreciate your business and look forward to
serving your needs.
50% Deposit is required on all special order purchases at the time of order with
final payment due 2 weeks prior to furniture delivery. Installation of
furnishings cannot be scheduled until all monies are paid in full. Once the
delivery has been scheduled we must have 2 business days prior notice to change
the delivery date.
Occasionally, certain items may not be available at the time of your delivery.
We reserve the right to substitute products of equal or greater value unless
otherwise noted below.
We highly recommend that you do not arrange any virtual tours or marketing
pictures until your home is fully furnished.
All items used to decorate your home such as bedding, artwork, greenery, and
florals are chosen by our professional decorating staff to coordinate with your
furniture selections.
All manufacturers' warranties will be delivered with the installation of the
furnishings and will be the responsibility of the receiving person to retain for
service. Please follow all warranty instructions if a problem should occur. Once
delivery of the goods has been made, warranties are no longer the responsibility
of Plantation Furnishings.
Once the furnishings have been delivered and installed, the ownership passes on
to the client. The owner/client should ensure that they have the relevant
insurance in place to protect against damages or loss, from the date of
delivery.
All access arrangements should be confirmed 2 business day prior to closing.
Information such as realtor, Management Company, etc. should be made available
to Plantation so that access can be confirmed. If we cannot confirm delivery
dates with any of the given parties, delivery will be postponed until proper
arrangements have been made and confirmed. In the event delivery was confirmed
but we are not able to gain access to the home, a $500 re-delivery fee will be
charged prior to re-scheduling.
Plantation Furnishings process for deliveries consists of 2 separate crews who
install and inspect all furnishings in your home to ensure an accurate inventory
free of damages. Plantation Furnishings can only be responsible for damaged or
missing items 7 days subsequent to the delivery. It is the owner's
responsibility to ensure all the items are checked against inventories provided
and that any damages are reported directly to Plantation Furnishings. If we have
not been informed of any shortages or damaged items within the 7 day period,
Plantation furnishings will assume acceptance of all furnishings as is.
Plantation Furnishings does not offer a resale or return policy. Once
furnishings have been delivered and installed, they cannot be returned.

The values of villas may fluctuate, as will the value of the dollar and pound.
